The Charlie, La Cienega is a 42-unit existing apartment building located one block from the Sunset Strip in the heart of West Hollywood. Built in 1990, it is one of five multifamily properties in West Hollywood with over 40 units that is not subject to West Hollywood rent control. The existing building contains 9’ ceilings and washer/dryer hookups in each unit.
In addition to renovating existing apartments and common areas, LaTerra is planning to construct 10 ADUs (Accessory Dwelling Units) in a by-right process (no discretionary approvals required via AB68 which passed in Jan 2020), which will increase the total number of units at the property to 52 units.
Current apartment rents are significantly below market. LaTerra plans to renovate the existing units (which currently have carpets, white appliance packages, plastic inserts in the showers, 1990s vintage countertops and cabinets) to bring the units to a new, Class A spec. The interior and exterior of the building is planned to be significantly improved with new elevators, balcony railings, paint, package lockers, access control entryways, quartz countertops, backsplashes, front loading washer and dryers, walk in showers, stainless steel appliances, a rooftop deck, outdoor BBQ, and landscaping and seating areas throughout the property to provide a modern and new appearance.
