LaTerra completed construction on a 228 unit (plus 4,000 square feet of retail) apartment development community adjacent to a transit stop in Santa Ana, CA.
The project is a 4 and 5 story wrap structure designed as a lifestyle property, with a super-sized amenity package that includes a 60’ lap pool and spa, a 2,000 square foot state of the art fitness center with 24’ high ceilings, a club room with an outdoor dining area, a dog run, an outdoor/indoor children’s play center, and a rooftop lounge and theater. The community offers studio, 1 bedroom, 2 bedroom and 3 bedroom units ranging in size from 525-1240 square feet (the larger, 3 bedroom floor plans are rare in the market and target young families with children in the award winning Garden Grove School District).
The site is located in the Harbor Mixed Use Transit Corridor Specific Plan, adopted in November 2014 by the City Council. The Specific Plan allowed for high density residential since the site is adjacent to a light rail system and is across the street from the light rail stop.
LaTerra acquired the site, processed entitlements, completed construction, and sold the property. After the sale, LaTerra stayed involved in an asset management role to oversee the lease-up of the property.
