LaTerra Select Venice Collection
|Use:||Residential and mixed use|
|Size:||129 apartments + 2,100 square feet of retail|
LaTerra Select Venice Collection is comprised of two sites across the street from one another in “Silicon Beach” in downtown Mar Vista: one with 52 units and the other having 77 units and 2,100 sf of retail. There are construction and operational efficiencies of having two properties next to each other.
LaTerra purchased the sites in February 2019 and spent several months working with the City to remove restrictive development conditions from the entitlements, which removal added significant value to the project. Venice Collection is currently under construction.
The Venice Collection are two unique, boutique communities with abundant amenities and designer interiors. Located in Mar Vista, these projects will bring a new exciting level of design to both the emerging neighborhood of Mar Vista and the adjacent Venice Beach community. The motifis are artistic, playful, coastal, vibrant and inclusive. The smaller property will open first with a coworking / uber lounge, courtyard, massive Skydeck and clubhouse. The Skydeck is separated into areas designated for fun and games, BBQ & alfresco dining, and outdoor movies. The larger property will be more sophisticated and will include a leasing / uber lounge, 24 hour fitness center, co-working hub, courtyard, an oversized roof deck with dipping pool (one of the only rooftop pools on a wood frame building in all of Los Angeles) and an outdoor entertaining zone. They will both feature local art & design from the extremely creative immediate neighborhood.
Mar Vista is located adjacent to Venice and has become one of the most hip and trendy neighborhoods in Los Angeles with numerous bars, restaurants, stores, and coffee shops clustered in a walkable community. Additionally, residents can enjoy Abbot Kinney or Venice Beach in minutes (by car or via the Venice Bike Path).
The Venice Collection sites are in the heart of Silicon Beach at the junction of entertainment and technology – a short drive from Google, Facebook, Apple, Amazon Studios, Sony and more. The City of Los Angeles recently created the Venice Mar Vista Arts District. Venice Collection will be at the center of the District. There is no new apartment product in downtown Mar Vista and LaTerra’s design, amenity package and branding will appeal to the local creative demographic and attract significant tenant interest.
