The Charlie, Santa Monica I will include 49 apartment units and 11,000 square feet of street level retail.
LaTerra acquired the site in May 2017 and spent approximately one year processing the entitlements, achieving approval in June 2018, which was exceptionally fast for processing entitlements in the City of Santa Monica.
The Charlie, Santa Monica I will feature two Class ‘A’, exclusive apartment buildings in two, three-story buildings with two levels of subterranean parking. The exterior architecture varies in color palette and materials giving each building its own personality; however, both will offer a blended unit mix of studios, 1×1, 2×2 & 3×2 homes. The unit mix was crafted to appeal to a wide target demographic ranging from Silicon Beach professionals, entertainment industry professionals, divorcees and hip entrepreneurs.
Since there are only a few communities in Santa Monica offering any type of amenity package, LaTerra chose to differentiate the sites by adding over 8,500 SF of thoughtfully selected interior and exterior amenities. Influenced by the neighborhood itself, the project will be a juxtaposition of sophisticated design yet relaxed lifestyle. One of the properties – “Beachy” Broadway – brings its light exterior elements into the interiors as well. The entrance will be adorned with white oak panels, light materials and flowy plants. This site will have a 760 SF fitness center, creative lounge and 1,700 SF roof deck featuring al fresco dining, gaming and soaking spa. The second property – “City” Cloverfield – will bring its dark exterior façade inside. This edgy project boasts dark interiors accented by antique mirrors, burnt wood, dramatic lighting & dense landscape. It will host a meandering courtyard, health and wellness room, co-working nook, dog run and expansive 3,500 SF roof deck featuring al fresco dining, fire pit and soaking spa.
Package locker systems, multiple bike racks, EV car charging stations and storage rooms are located throughout the garage. The goal is to provide homes that appeal to even the most discerning taste – easy elegance with designer spaces and open-air amenities directed at those with a casual yet sophisticated taste. The site is located in the heart of the Santa Monica Media district and just a few blocks from the new Expo line and Bergamot Station. The property is immediately surrounded by the employment centers of the Colorado Center, Water Garden office complex, Sony Music, MTV, Hulu, CBS Television, Lionsgate Entertainment, and numerous other major production and entertainment companies.
