Bedrock at the Trails is a proposed 344-unit build-to-rent development designed as two adjacent communities: Daybreak at the Trails (199 townhomes) and Encore at the Trails (145 detached single-family homes).
Bedrock at the Trails will be the first BTR community in Albuquerque, offering high-quality rental housing at a discount to home ownership. The Project is located in a premier family-friendly suburb with average household incomes in the 1-mile and 3-mile radius of $94k and $91k, respectively.
The 37-acre project will be developed into the fabric of a larger master-planned community with homes by DR Horton and Hakes Brothers and within walking distance to an exceptional elementary, middle, and high school. Residents will have views of the Sandia Mountains and access to hiking trails. Each community will be gated and will include robust amenities such as co-working areas, pet-friendly recreation parks, pools, fitness centers, spas, and clubhouses – exclusive to residents of each respective community.
Albuquerque has the lowest number of apartment units under construction of any major metro in the Western US at less than 1,500 units. Albuquerque has a 2.7% multifamily vacancy rate as of 4Q2022 and realized the 3rd highest rent growth in the U.S. and the #1 highest renter income growth (40%) in the U.S. since the onset of covid.
Several major companies such as Netflix, NBC Universal, Amazon, Intel’s semiconductor manufacturing facility, Sandia Labs, and Facebook are relocating to Albuquerque or expanding their local footprints in the market.
