The Charlie, La Mirada is a 28-unit apartment development located in the City of La Mirada on the border between Los Angeles County and Orange County.
The project was designed by Summa Architecture. The project contains an indoor co-working space/business center, lounge area, and mail room. The resident clubhouse fronts and opens onto a large outside activity zone deck, which overlooks the adjacent creek and residential neighborhood, giving the resident the feeling of seclusion and separation. The activity centers are created to cater to the specific targeted resident profile for the project and are located on the 3,116 square foot outside deck. The deck will feature gaming activities like ping pong and corn hole, and have lounging/sunbathing areas, fire-pits and seating areas for outdoor co-working spaces, as well as outdoor dining and BBQ areas.
Biola University is located one mile from the site with 4,500 students and 1,380 faculty and staff. There are 500,000 people living within a 5-mile radius of the site. La Mirada has very little construction activity and high barriers to entry. Average household incomes in La Mirada are approximately $90,000.
CNN Money Magazine rated La Mirada one of the top ranked cities in America to live. And in keeping with this rating, LaTerra’s highly amenitized boutique development will be designed for both Biola University staff and student population and the 41,000 employees who work within a 3-5 miles of the property.
