LaTerra’s Burbank project is one of the premier development sites in all of Southern California. The project is adjacent to a transit stop in downtown Burbank and will include 573 units of housing (69 of which will be designated as affordable units), a 30,000-square-foot transit plaza, and a 307-room hotel. LaTerra acquired an option to purchase the site upon entitlements and spent nearly four years entitling the property. In December 2019, LaTerra received unanimous approval from City Council. LaTerra closed on the site in May 2020. The project is located 750 feet from a Metrolink station. The project will include the creation of two-way bike lanes and a transit plaza with an elevator and stair connection connecting downtown Burbank, the site, and the Metrolink station. Project amenities include a 40,000 square foot rooftop deck with indoor and outdoor fitness areas, co-working spaces, media rooms, a pool, a spa, cabanas, fire pits and more. Designed by Urban Architecture Labs, with TCA Architects serving as the production architect, the project has been designed to achieve a LEED Gold standard including numerous sustainable features such as drought tolerant landscaping, electric vehicle charging stations, solar power integration, and enhanced air filters. A variety of sound reducing features were also integrated into the design including a 10-foot sound wall and high-performance windows The property is located in the heart of Burbank, known as “the Media capital of the World” containing the global headquarters of Walt Disney, Warner Brothers, Nickelodeon Animation, and many more employers. Burbank is experiencing a housing shortage with approximately 150,000 jobs and housing for roughly 40,000 households (3.5 jobs per house, the highest jobs to housing ratio in California). A pedestrian connection to Magnolia Street allows residents access to numerous restaurants, shopping, and other retail amenities at the Burbank Town Center. |
