The El Monte project is a redevelopment opportunity site at the important intersection of Peck Road and Garvey Avenue in the city of El Monte, CA. It is comprised of a 219,267 sq. ft. of land with frontage on both Garvey and Meeker Avenues. The site is designated MMU (Mixed/Multi Use) allowing for a flexible, site specific project design.

The site is located approximately 12 miles east of downtown Los Angeles in the City of El Monte, the hub of the San Gabriel Valley, where two major freeways, Interstates 605 and 10, intersect. El Monte is the ninth largest city (out of 88) in Los Angeles County. The land uses within its 10 square mile area are 58 percent residential, 11 percent retail, 10 percent industrial, 7 percent office/retail, and 14 percent other amenities.

The City of El Monte encourages quality housing developments through well thought-out architectural designs, use of high quality materials, and enhanced landscaping. LaTerra’s re-development plan provides these development qualities, as well as providing direct benefits to the City of El Monte economy and community by contributing significantly to wages created by jobs, tax revenues, development fees and recurring school fees funding.
